Frequently asked questions

What Mexican and international buyers ask me most before buying in Bacalar.

Can foreigners buy property in Bacalar?
Yes. Because Bacalar is in Mexico's restricted zone, foreigners buy residential property through a bank trust (fideicomiso), which gives full rights to use, rent, sell or pass on the property. Ejido land must be regularized before it can go into a trust.
How much does land cost in Bacalar?
It depends on the area, size and legal status. We currently have lots from $500,000 MXN, such as the Wizapool lots (300 and 500 m², ready for title) and the Lima lots (across from the train station).
What documents should I request before buying?
Title deed, certificate of no liens, property tax and utilities paid up to date, the owner's ID, a survey plan with measurements, and the land use permit. Ask for them before you reserve.
Do you speak English?
Yes. Lupita works in English and Spanish through the whole process, from the first call to closing.
What costs are there on top of the price?
Property acquisition tax, notary fees, appraisal and registration fees; foreign buyers also pay for the bank trust. Ask the notary for a quote before signing.
Do you have move-in ready properties?
Yes, for example Mayasie I, a 100 m² loft ready to move in.
Do you offer pre-construction?
Yes, for example Malena, two-bedroom condos one block from the lagoon, with estimated delivery in March 2028.
What is ejido land?
Land that belongs to a farming community (ejido). It must be regularized (converted to full private ownership) before it can be deeded in your name. Always ask for the legal file and the expected title date.
Can you help me sell my property?
Yes. We review your paperwork, prepare photos and market it in English and Spanish. See how we work.

General information, not legal or tax advice. Every transaction is confirmed by a Mexican notary public.
